Coronavirus and leasing of a holiday house

When summer comes, lots of people leave the cities towards vacation spots. In light of that a lease contract is often entered into in order to stay in a residential unit. When the lease contract is executed it is common that the tenant pays to the landlord a certain amount of money as a confirmation of the contractual obligation undertaken. The measures adopted from time to time by the Italian authorities in order to counteract the current COVID-19 epidemic, make the possibility – as well as the convenience – to leave home for holiday uncertain. Which are the consequences on the lease contract and on the amount already paid?
